And should you own the property, you need to consider who is liable for repairs, upkeep, liability insurance, etc. You also need to consider the impact to your use of the property. Noise, traffic, etc. Check with your local jurisdiction to make sure its allowed, and definitely see a lawyer to write up a contract to make sure your rights are protected and you arent subject to foreseen costs and liability.
