Who is responsible for utility bills, the landlord or the tenant? READ. YOUR. LEASE. The lease specifies who pays for what. In some leases, the landlord pays for the utilities. In others, the tenant pays. In yet others, the landlord pays and bills the tenant each month. In still other leases, the landlord pays some and the tenant pays some. In our leases, the tenants pay for water, power, and natural gas, as well as any non-essential utilities they choose to have, such as cable and phone. We pay for sewer and trash. We pay for those because a delinquency in either will result in a lien on the property. We never make a tenant responsible for anything that will cause a lien on the property.
