Laura, you have to price the listing accordingly! A guest is paying the host for an enjoyable experience and there is going to be cost involved in that. If the host is not prepared to accept that, give away hosting .rent out a car parking space where the costs are fixed! Baring in mind this is a winter quarter when consumption is high, my last quarterly power bill was $1,922 AU which after discounts came down to $1,560 of which my wife and I used in the main house about one third. My guest income from Airbnb for that same period was just over $6,000! I would be a fool to cruel a great review for the sake of a hundred dollars here or there. I put no restrictions on guests.and they do know how to chew through the power! But their comfort is my primary objective. I have had guests from Singapore who, on a night when the temperature hovered around 20c (67f) ran the air conditioning on cooling all night so they could feel what it was like to sleep under a doona! I have had guests go out on a 40c (105f) day and leave the air conditioning running so they could come into a 20c cottage on their return! I dont care, they are making me money and through the summer our solar power generation takes care of the main part of their consumption.
